Your investment is our priority.  Whether this is your first rental property or your 100th, we will work with you to help you achieve the long and short term goals you have for your investment.  We get an intimate understanding of what the specific needs are for each individual house with each individual owner and coordinate efforts in an efficient and cost effective manner.

We are straightforward in our approach to managing properties and also have straightforward expectations of the tenants who will reside in the home.   We understand the complexities that can arise with any rental property and have the depth of experience and resources to handle whatever may come our way.

Full Service Property Management

When you would like to trust that your investment is being fully maximized with care and dedication we offer a full service Property Management option.  We not only listen to your expectations, we proactively create the relationship you would like to have with your property management firm.  We communicate directly and with transparency on every aspect of the management of your property.    Your involvement is aligned to the extent in which your comfort level resides.

Our fees are straightforward:

10 % of rental income collected

one time $200 leasing fee for tenant placement

Oversight of large projects such as additions to property, new roof etc.  there is a 10% fee on top of project cost.

Leasing Service

There are situations where an owner would like to manage the day to day maintenance of their rental property while not having to deal with the complexities of finding the right tenant.  If  you prefer to be a hands on landlord we will take on the responsibilities of fully screening and identifying tenants who meet your expectations.  We select 2-3 tenants, review them with you and allow you to choose who would be the right fit for you.

Our tenant screening is quite detailed and involved.  We not only check their credit worthiness, we conduct a full background check and scan nationwide for any evictions.  Additionally we require a contact at their place of employment and 3 personal references who are called and interviewed prior to bringing the choices to you for review.

Fees associated with tenant placement:

equivalent of one months rent
